A program for taxing districts to promote development in areas where it might not otherwise occur. The growth and increase in property value generates more property taxes that go to the TIF district instead of all other taxing authorities that normally levy taxes on a property.
These additional property taxes are used by the TIF district to repay up-front costs such as land acquisition and demolishing.
What this means for taxpayers?
While the growth in taxes are considered additional, a taxpayer pays the same in property taxes whether a property is in a TIF district or not. TIF does not increase or decrease taxes, it redirects a portion of the property taxes to the TIF district instead of authorities such as the county, city and school.
