Selling a manufactured home
In order to sell a manufactured home (sometimes called mobile homes or trailer houses), you must locate the Certificate of Title for the home and contact Property Taxation & Records at 651-438-4576 for a statement that all taxes are paid. There is $5 charge for this statement, unless you are the owner.
The Certificate of Title and statement from the County is needed to transfer the home to someone else. Take the documents to a Minnesota Motor Vehicle Office. This is the same as any other vehicle title transfer. No excise tax is collected on transfer.
After the sale of the home, contact Assessing Services at 651-438-4200 to inform them you no longer own the home.
If title is not transferred to the new owner, the current owner will continue to be responsible for taxes. Delinquent taxes could be collected by revenue recapture of your income tax property tax refund or lottery winnings.
Moving a manufactured home
Before a manufactured home can be moved, all personal property taxes on the home must be paid.
Contact Property Taxation & Records at 651-438-4576 to get a statement that all taxes are paid, current and past. There is no charge for this statement.
You may need a road permit to move the home. Contact Dakota County Transportation at 952-891-7100 for information. State law allows for a fine if a permit is not obtained.
